Le Berkeley is located in La Défense, the high rise business district of Paris. Benson Elliot’s client, Bensell US Feeder, acquired a controlling interest in the company owning Le Berkeley in 2007, in joint venture with leading French asset management company Générale Continentale Investissements.
Le Berkeley is owned freehold, and comprises 19,000 square metres arranged over nine above-ground floors, together with underground parking for 400 cars. The Property was built in 1972, and comprehensively refurbished beginning in 2003. The largest tenant in the Property is American Express.
In late 2007 Le Berkeley was selected to be part of the regeneration plan of La Défense (“Plan de Renouveau de La Défense 2015”), which enabled the partners to secure 45,000 square metres of additional building rights. In 2008 the partners submitted an application for a 64,000 square metre office tower; a preliminary building permit for “Tour Ava” was secured in 2009.
